 Established in 1989, Settlers Creek is a premier 220 home subdivision located in northwest Leon County. Less than three miles from Lake Jackson and less than five miles from Florida State University and Downtown Tallahassee, our community combines the niceties of modern suburbia with the peace and quiet of cul-de-sac life.

Annual Dues  (Invoices were mailed 3/31/09)

Association DuesHomeowners Association dues are mandatory, and are billed annually, no earlier than 30 days following the Annual Meeting, which normally takes place each January or February.  The 2009 Annual Meeting was February 21, 2009.   Dues are only $25 per household per year-----not much when compared to other associations.

The revenues generated by these dues are primarily spent on maintaining the front entrance, which includes landscaping, painting and repairing the fence and school bus shelter, paying monthly utility bill for lighting and irrigation, website hosting, etc.

The Association Officers are all non-paid volunteers who have full time jobs. We respectfully ask that you please pay your dues in a timely manner so that precious time doesn't have to be spent sending past-due notices and tracking down real estate agents for homes that have gone up for sale and are in arrears.

To those of you who timely pay and are current, thank you for your investment to your neighborhood. 


IMPORTANT DUES NOTICE

If your dues are in arrears, be advised that the March 31, 2009 billing is your last chance to get current without being penalized.  Beginning next year and in accordance with Florida Statutes 720.3085, the following fees will be added to amounts past due.  Settlers Creek Homeowners' Association will also take action to place a continuing lien against any member lot owing more than $200.00 in past dues. 

    "Any assessments or dues that are not paid when due shall be delinquent.  If the assessment or dues are not paid within sixty (60) days after the due date, the assessment shall bear interest from the date of delinquency at the annual rate of eighteen percent (18%), plus an administrative late fee not to exceed the greater of $25.00 or 5 percent of the amount of each installment that is paid past the due date.  The Association may take action to place a continuing lien against the Owner(s) personally obligated to pay the same, and in addition to interest and administrative late fees, other costs and attorney’s fees, if any, shall be added to the amount of such assessment or dues.  No Owner(s) may waive or otherwise escape liability for the assessment provided for herein by nonuse of the Common Area or abandonment of his Lot."

Neighborhood Cleanup 2nd Saturday of Every-Other-Month


Please volunteer to pick up litter througout our neighborhood or help weed the front entrance.

Volunteers meet at the front entrance at 10:30 a.m. the 2nd Saturday of every-other month.

The 2009 schedule is:

  • April 11
  • June 13
  • August 8
  • October 10
  • December 12
If you can't make these dates or times, feel free to pick up litter as your schedule permits. Thank you for your help.
 



Utility "SmartBill"

If you are a City utility customer, you can help save our natural resources by enrolling in the SmartBill program today.  Did you know that for every 2,700 people enrolled in the program, the City would save approximately a ton of paper annually? A ton of paper processed annually:

  ⇔ Destroys 24 trees
  ⇔ Consumes 19,075 gallons of water
  ⇔ Produces 5,690 lbs of CO2, or about half of the annual emissions of an average car
  ⇔ Uses enough electricity to provide 42% of the power needed for an average home.
